MATERIALS
What goes into the house
The families of material every package is built from, and the standards they are judged by. Makes and grades are named in the quotation, not here.
Structural steel
Fe 500D TMT reinforcement bars to IS 1786 — the D denotes the ductility a seismic design relies on. Every bar is checked against the bar-bending schedule before a pour, and mill certificates are kept on file.
Cement and concrete
OPC 53 or PPC to IS 12269 and IS 1489, chosen by the structural engineer for each element. Concrete is a design mix, minimum M20 for reinforced members, with cube samples tested at 7 and 28 days.
Flooring
Vitrified and glazed vitrified tiles in the standard and large formats, granite for stairs and utility areas, and marble or engineered wood at the upper levels — each within the allowance the package carries for that room.
Electrical materials
ISI-marked copper wiring in concealed conduits — FR, FRLS or FRLSH by package — modular switches, RCCB protection on every distribution board and earthing to IS 3043. Circuits are labelled at handover.
Plumbing
CPVC hot and cold supply, UPVC drainage and rainwater lines, pressure-tested before the tiles go on. The sump, the overhead tank and the pump between them are sized from the approved drawings.
Sanitaryware

Paint
Two coats of putty and a coat of primer before the finish: interior emulsion inside, weather-resistant exterior emulsion outside, with washable, textured and feature finishes at the upper levels.
Doors and windows
Teak or engineered frames with flush, panelled or veneered shutters; UPVC or aluminium windows with clear, tinted or toughened glass; mosquito mesh and safety grills as the package describes.

Detailed project quotation
An itemised bill of quantities against your drawings: quantities, rates, the makes proposed for each finish, a payment schedule that follows finished stages, and written exclusions.

A dedicated site engineer, an inspection before every concrete pour, cube tests on record, and a weekly photo and progress report so you can see the house rise without being on site.
Final inspection and handover
A walk-through against the specification, snags closed, then the as-built drawings, the documents supplied with fittings and appliances, and a signed handover checklist.

Common questions about construction packages
How do the construction packages differ?
The structure is the same in every package: the same engineer, the same Indian Standards, the same steel and concrete grades, the same inspections before every pour. What changes is the finish — flooring, kitchen, bathrooms, doors and windows, paint, electrical fittings — and how much design support comes with it. The comparison table sets every line out side by side.
How does package pricing work?
Each package has a rate per square foot of billable built-up area. The rate is applied to the area measured from the approved drawings across all floors, and the result is the base construction estimate. Upgrades are added on top at their own prices. The written quotation you receive is an itemised bill of quantities against your drawings, with taxes shown separately and exclusions in writing — the package rate is the starting point, not the contract.
Can a package be customised?
Yes. Choose the package closest to what you want, then change individual specifications — a higher flooring allowance, a modular kitchen, false ceilings, solar or EV preparation and so on. Each upgrade is priced separately and listed in the quotation, so you can see exactly what each change costs before you decide.
How is billable construction area calculated?
Billable built-up area is measured from the approved drawings and covers every floor: rooms, passages, staircases, balconies and utility areas, with the headroom, sit-out and parking measured as set out in the quotation. It is not the plot area, and it is not the area of one floor multiplied by the number of floors — the estimator asks for the total across all floors for exactly that reason.
Can material brands be changed?
Yes. Every package is specified by level rather than by brand, and the quotation names the makes and grades we propose from the approved list. If you prefer a different make, the difference in cost — up or down — is shown as a line item and the specification is updated before work begins.
Is architectural design included?
Design is part of every package, to the level the comparison table describes: floor plans and an elevation in Essential, up to a complete architectural set with a 3D walkthrough in Luxury. Structural engineering by a licensed engineer is included in all four. Sanction drawings and liaison are project-specific, and statutory fees and deposits are paid by the owner.
How do upgrade prices work?
An upgrade with an approved price shows that price in the builder and the estimator and is added to the indicative subtotal. An upgrade without one is marked price on request — it is never treated as free — and is priced against your drawings in the detailed quotation.
How long does construction take?
It depends on the number of floors, the finish level and the site, and we do not promise a date before the drawings and the soil report exist. The quotation carries a stage-by-stage programme, payments follow finished stages rather than dates, and you receive a weekly photo and progress report from your site engineer.
What is excluded from a package?
The scope matrix on this page lists each item and whether it is included, excluded, optional or project-specific. In general, statutory fees and deposits, external utility connections and their charges, loose furniture and taxes sit outside the package rate; compound walls, landscaping and the modular kitchen are optional; and the foundation follows the soil report. The written quotation states the exclusions for your project.
