A square plot planned as a duplex, with the living room open through both floors so a compact house reads as a generous one. A third bedroom sits on the ground floor for parents or guests, and the first-floor landing looks down into the living room instead of ending in a corridor. Parking is in the front setback rather than inside the building, which is what this plot size honestly allows.

Every layout on this page is a concept drawn to scale for that plot size. None is a sanctioned drawing, and none has been structurally designed. The plan for your site is drawn against your survey, the setback rules that apply to your layout and your family’s brief — which is what the consultation below is for.

Start from what you already know about your site

Most people arrive knowing one thing for certain — the plot size, or the facing, or that it has to be a single floor. Start there, and the rest of the catalogue narrows around it.

Each of these opens the same catalogue with one filter applied, so you can keep narrowing from there rather than starting again.

WHY OUR PLANS

More than layouts — plans designed for real living

A floor plan is easy to make look good and hard to make work. These are the things we hold ourselves to before a layout goes on this page.

  • Designed for Indian plots

Every layout here is drawn for a plot size people actually build on around Bangalore — 20x30 through to 50x80 — with the setbacks those plots leave you, not for an idealised rectangle with room to spare on all sides.

  • Planned around how families live

Living at the front where visitors arrive, dining where everyone passes through it, kitchen and utility at the quiet end, bedrooms away from the road. The order rooms come in matters more day to day than their dimensions do.

  • Vastu-aware, not Vastu-assumed

Orientation, the road position and which principles you follow all change what the right placement is. We work it through against your site and your consultant rather than asserting it from a drawing prepared for a web page.

  • Buildability comes first

A staircase has to land above the one below it, a bathroom above a bathroom, a beam somewhere a beam can go. Every plan here stacks its staircase and its services floor to floor, which is checked automatically before the page can be published.

  • Ready for customisation

Start from the layout closest to what you want and change it: room sizes, bathroom count, kitchen arrangement, the elevation. What you see here is a starting point for the architect, not a fixed product.

  • Cost-conscious planning

Built-up area is what construction cost is measured against, so every plan states its own — summed from the drawing itself. Take that figure straight to the cost estimator and you have a budget before you have a drawing.

CONSTRUCTION COST

Want to know what your chosen plan may cost to build?

Every layout here states its own built-up area, summed from the drawing. That figure is exactly what the cost tools need — so you can move from a plan you like to a budget you can plan around without waiting for anything to be drawn.

The estimator applies a package rate to a built-up area. It is an indication for planning; the written quotation against your approved drawings is the only figure we stand behind.

  • Take the built-up area

Every card states it, summed from the drawing rather than estimated.

  • Choose a specification level

Four packages, compared line by line, from structure to finishes.

  • Get an indicative range

Then a site visit and an itemised quotation against real drawings.

CUSTOM PLANS

Need a floor plan tailored to your plot?

Not every family or site fits a standard layout. Share your plot size, facing direction, space requirements and preferred style, and we can work towards a floor plan drawn for your site rather than adapted to it.

  • Plot-based planning

Drawn against your survey and your actual dimensions, including an awkward corner or a slope.

  • Bedroom requirement matching

How many rooms, who uses them, and which of them have to be on the ground floor.

  • Facing-based suggestions

Where the road is, where the light comes from, and what that means for the entrance.

  • Elevation and budget alignment

The outside and the cost decided together, rather than one after the other.

  • Guidance before construction

Approvals, structural design and the sequence of drawings you will need.

QUESTIONS

FAQs about house floor plans

What types of house floor plans do you offer?

The page carries layout concepts for the residential plot sizes most commonly built on around Bangalore — 20x30, 20x40, 30x30, 30x40, 30x50, 30x60, 40x40, 40x60 and 50x80 — across two to five bedrooms, single-floor, G+1, G+2 and duplex arrangements, and all four facing directions. Each one is drawn to scale with a room schedule beside it, so you can see the actual room sizes rather than a thumbnail.

Can I customise a floor plan?

Yes, and most families do. A layout on this page is a starting point: the room sizes, the position of the staircase, the number of bathrooms, the kitchen arrangement and the elevation can all be adjusted around your plot dimensions, your family and the built-up area you want. Tell us which plan is closest and what you would change, and the architect works from there.

Do you provide Vastu-friendly floor plans?

Vastu-aware planning can be discussed for any layout here. Because Vastu guidance depends on your site orientation, the road position and which principles you follow, the placement of the kitchen, the pooja room, the master bedroom and the entrance is confirmed against your own site and your own consultant at the design stage rather than assumed from a drawing prepared for a page.

Can I get a floor plan for my exact plot size?

Yes. If none of the plot sizes on this page matches your site, use the custom plan request: share your plot dimensions, the facing, the number of bedrooms you need and any constraints such as a corner, a slope or an existing compound wall, and we prepare a layout for your plot rather than adapting one that nearly fits.

Are these plans suitable for construction estimation?

They are suitable for early-stage planning. Each plan on this page carries a built-up area summed from the drawing itself, and that figure is what the construction cost estimator needs to produce an indicative range. A firm quotation comes later, once the drawings are finalised, the structural design is done and the specification and scope are agreed.

Do you only provide plans or also construction?

Both, and they can be taken separately. Built on Trust Construction can support the planning stage — layout, drawings and approvals guidance — and can also build the house under one of the construction packages. Which parts of that you want us to handle is your decision, and the quotation itemises whichever scope you choose.

Which plot sizes are most common?

It varies by locality, but compact and mid-sized residential plots are what we are asked about most often around Bangalore — 20x30 and 30x40 in the older layouts, 30x50 and 40x60 in newer ones. That is why the page carries those sizes first, and why the filters are built around plot dimensions rather than around bedroom counts alone.

Can you help me choose between two plans?

Yes. Shortlist the two and send them through the consultation form with a note about your family size, your budget and how long you expect to stay in the house. Those three usually settle it faster than comparing drawings does, and we can talk through the buildability and running-cost differences between the two.
